The sale and rent back of your property is a big descision and we want you to be sure you are making the right choices. We are confident that you will be happy with our service and will become a long term client and tennant.
 
 

Avoid The Scams.

Unfortunately not all sale and rent back companies are the same. There are some un-ethical people who will be looking for short term gain rather than a long term investment. One particular tactic is to offer you a very low rental figure. This is combined with a low offer for your property - often as little as 60% to 70% of its value. The low rental figure is there to entice you into selling your property cheaply. The problem with this is that you will probably only get a six months tenancy agreement, after which the new owner will issue you with a notice to quit. You will then have to leave your home and find somewhere else to live. The property is then sold and the seller will make a tidy profit at your expense. They will have offered you a very low rental figure which would not cover their costs, no business can survive like that, the only way they can make a profit is to sell the house.

We have a different approach. The majority of people who come to us want to stay in their home because it is where they have lived for a number of years. They generally want security for themselves and their family. They do not want to be kicked out of their home after six months.

Our system works on a more long term basis, If you want to stay in your home, our scheme could be a better option for you. We base our purchase calculations on a much better deal for you of around 85% of the property value. When you calculate the costs of selling through an agent, and include commissions and a price reduction from negotiation, together with solicitors fees you will find that in many cases the money you will receive will be very similar to our offer. We pay your solicitors fees, survey fees, land registry fees, search fees and stamp duty if applicable. You will receive a much larger cash lump sum than if you sold your property to a company who only offers you 70%.

Our rental rates are usually based on 8% of the sales price. This means that our rent may appear a little bit higher than some of the other offers that you will receive, but we will be able to offer you much more security. Naturally if you want to move, that's fine too, you have total freedom to leave the property at any time with a short notice period.
